France has almost 7.2 million homes classified as energy sinks. Renovating them is a priority if we are to enable households to live in good conditions, reduce their energy bills and meet our targets for reducing greenhouse gas emissions. Housing accounts for 18% of an individual's carbon footprint, behind transport (25%) and food (23%).
MaPrimRénov’2024 is the scheme that supports and subsidises individuals carrying out energy renovation work on their homes. It will be overhauled in 2024, with support scaled back for single-use projects but increased for comprehensive renovations.
Buyers of older homes are therefore directly concerned, whether they are buying a country house or a prestigious property such as a château, a manor house, or a mansion. Carrying out energy-saving work is often one of the first projects undertaken on a new principal residence.
Energy improvements to homes are therefore supported as part of comprehensive renovations to the most energy-intensive homes (large-scale renovations) or for the replacement of boilers running on fossil fuels (decarbonisation).
The scheme is open to both owner-occupiers and landlords. It is highly ambitious, with the aim of supporting the energy renovation of 200,000 buildings by 2024, compared with just 90,000 in 2023. The budget is commensurate with the challenge, with €5 billion mobilised in 2024 compared with €3.4 billion in 2023.
The aim is to support major renovations that achieve a minimum improvement of 2 places in the Energy Performance Diagnostic.
Subsidies are available only if a package of work is carried out, including thermal insulation, replacement of windows, installation of low-carbon heating equipment, double-flow ventilation, etc.
Very extensive renovations benefit from enhanced support under the MaPrimeRénov'Accompanied Journey.
The amount of aid depends on the taxpayer's income, and can reach up to 90% of the cost of the work for "households on very modest incomes", which means very little left to pay.
Households on higher incomes can receive assistance of up to 40% of the cost of the work.

A prior energy audit is compulsory, as is the involvement of a "Mon Accompagnateur Rénov'" advisor.
Aid is available for the installation of a renewable heating system. This replacement may be complemented by additional insulation.
A DPE (or energy audit) must be carried out beforehand. The amount of assistance also depends on household income, but is set on a flat-rate basis according to the work carried out.
For example, the installation of an air-to-water heat pump entitles "very low-income" households to €5,000, "low-income" households to €4,000 and intermediate households to €3,000.
Unlike large-scale renovations, "higher-income households" are not entitled to support for this work.

You can simulate the amount of aid you could qualify for on FranceRénov'.
The property must have been built at least 15 years ago, be used as a principal residence and be occupied for at least 8 months of the year.
If the application is made by a landlord, he must undertake to let the property as his principal residence for at least 5 years.
Lastly, energy huts, i.e. homes with a DPE rating of F or G, are not eligible for assistance for a simple boiler replacement. Homeowners are required to go through the supported scheme.

The new MaPrimRénov'2024 scheme is highly ambitious, with the target of more than doubling the number of projects supported and increasing the overall budget from €3.4 billion to €5 billion.
But the government's target of 700,000 supported projects, including 200,000 for comprehensive renovations, is very high and will no doubt be difficult to achieve.
In fact, by 2023, a large part of the budget will not have been used because of the sharp rise in the cost of the work and the difficulty of finding qualified contractors. These obstacles are still present in the market, and the new scheme is more complex and frightens many professionals and craftsmen because it is so cumbersome.
