Selling vineyards with ma-propriete.fr

The selling price of vines varies greatly from one vineyard to another, as do the appellations and the condition of the vines. The age at which the vines are planted, their density, the distance between rows, the number of missing vines, etc. are all criteria that can have a major impact on the price of a vineyard.

It can therefore be very useful for you to call on the services of a property professional specialising in vineyard and wine estate transactions. There are a large number of firms and agencies operating in this sector, with expertise and a portfolio of buyers. They will be able to give you the advice you need.

Buying vineyards available for rent

You will find vineyards for sale free of lease. These are vineyard plots sold either by a winegrower or by a vineyard owner after the lease was terminated by his tenant. You can then farm these vines or lease them to a new winegrower. 

If you wish to farm the vines yourself and produce your own wine, you will need to obtain permission to do so from the Contrôle des Structures. This authorisation is required above a reference area that varies in each département. 

The SAFER, which has a right of pre-emption on sales of agricultural property, will also examine your project after notification by the notary. If the SAFER considers that another buyer may have priority over your project, it can block your project by pre-empting the sale of the vines within a maximum of 2 months of notification.

Buying leased vineyards

You will also find leased vineyards: these are plots of vines that are sold by a winegrower or owner with an existing lease. By buying these vineyard plots, you take over the existing lease and receive the rent paid by the farmer. 

This sale can only be made after the existing farmer's preferential right has been exercised.

Note that unless the farmer agrees, the terms of the lease will continue without any possibility of changing the term of the lease or the amount of the rent. 

The tax benefits of a long-term lease

If you lease plots of vines under a long-term lease, you may be eligible for tax benefits. 

Agricultural land, including vines, is tax-exempt up to 75% of its value, up to a maximum of €300,000 (article 793 paragraph 2 of the General Tax Code). Above that amount, the exemption is 50% of their value.

The allowance mechanism is the same for the Impôt sur la Fortune Immobilière (property wealth tax), but with different thresholds: 

  • 75% allowance up to €101,897
  • 50% allowance above that
