Description
If you're a lover of authenticity and old stones, this family size chateau is an exceptional place to live in a historic and natural setting, full of charm and history.
The estate is located in the heart of the Bordeaux vineyard region, at the gateway to Entre-Deux-Mers, facing the Saint-Emilion hillsides. This rare and magnificent property is close to a quiet village offering all types of shops and services.
The Château, a Fortified House from the late 15th and 17th centuries has preserved its period architectural features, including six monumental fireplaces, a stone spiral staircase serving the three floors, a carved door in the flamboyant Gothic style, mullioned windows, a defensive brace and an exceptional inverted ship's hull frame. Its architecture is remarkable both for its quality and for the excellent preservation of its integrity. The rubble stone masonry is punctuated with moulded doors, mullioned windows and stone floors, and the two towers (one square, the other canted) give this fortified house the appearance of a castle.
The fully restored ‘Maison Forte’ has approx. 462 m² of living space with 12 rooms and cellars (47 m²), comprising a large sitting room, a large dining room, a small sitting room known as the common room, a study, a kitchen with pantry, 4 bedrooms with bathroom or shower room and WC, an oratory at the top of the tower, and a vast 100 m² room under the exceptional period roofing framework. No work required! The château is fully restored, furnished and in perfect condition. Many period furnishings are included in the sale (list available on request).
A swimming pool (12 x 6 m) with shelter.
This magnificent vineyard estate covers approx. 35 hectares, including around 30 hectares of HVE3-certified AOP Bordeaux vines with excellent terroir.
Average annual production is around 200,000 bottles of wine. The wine is excellent and has received numerous awards and distinctions.
The modern farm buildings (approx. 580 m²) are in perfect condition and are located just a few hundred meters from the main house, preserving the peace and tranquility. There is also a 3-room accommodation for an employee.
One of the great advantages of this property is that the vinification and ageing of the wines are carried out in the Cave Coopérative, so there's no on-site winemaking or wine sales to manage. Purchasers can simply buy back as much wine as they wish.
A registered château brand name and complete equipment and tools are included in the sale. Wine stock is not included in the sale price.
