Why buy a prestigious agricultural estate

A prestigious agricultural estate consists of a prestigious home (château, manor house, mansion, etc.) and a farm (farmland, buildings, equipment, livestock, etc.) dedicated to livestock or crops.

Often located in an exceptional geographical setting, the land will usually be close to the main residence, although the farm buildings may be a few hundred metres away.

A magnificent property surrounded by hundreds of hectares of farmland or meadows is an exceptional place to live, close to nature. Depending on the sector, you will be able to enjoy these superb properties while being ideally located close to a large town without being too far from shops and services.

The large plots of land next to your future home are ideal for creating a park or installing a swimming pool. You could also consider developing a tourist activity in the numerous outbuildings that these properties usually contain.

If you have little interest in farming, you can keep the prestigious residence as your main residence and rent out the agricultural part of the property to a farmer who will pay you a rent.

This is often an ideal property to satisfy your passion for riding and horses: a prestigious residence, outbuildings ideal for fitting horse stalls, land to create paddocks and all the equipment you need to break in and train your horses.

How much does a prestigious agricultural estate cost?

This type of property usually requires substantial capital. The asset value of the property (château, manor house) and outbuildings, as well as the surface area of the land, quickly pushes the price well beyond the million euro mark.

It is therefore a purchase reserved for wealthy owners with strong financial resources.

However, it is often possible to benefit from significant tax advantages.

The tax advantages of a prestigious agricultural estate

The advantages of Monuments Historiques

If your farm estate includes a building that is listed or classified as a historic monument, you can benefit from subsidies for your renovation work and significant tax advantages: unlimited deduction of the property deficit from your overall income.

To make the most of these tax benefits, it is a good idea to open your property to the public on a regular basis.

IFI exemption for business assets

If farming is your main professional activity and constitutes the bulk of your economic activity, your agricultural assets will be exempt from property wealth tax as professional assets.

The advantages of a long-term lease

If you rent out your farmland to a farmer, you may benefit from the tax advantages of a long-term lease

If you run your own farm, it may be worth setting up a Groupement Foncier Agricole and/or a farming company. In this case, you can set up a long-term lease and enjoy the same benefits.

You will also benefit from a tax allowance on the value of the property for the purposes of free transfer duties (gifts, inheritances) or for the purposes of the Impôt sur la Fortune Immobilière (property wealth tax).
