​What are the different categories of equestrian property?

First of all, an equestrian property is a dwelling (usually a main residence) next to which there are facilities enabling its owner to house his or her own horses. An equestrian property therefore comprises a dwelling house, farmland and facilities for horses or other equidae for leisure purposes.

It is not a professional equestrian estate such as an equestrian centre, stud farm or owner's stable.

Equestrian properties range from houses with a few hectares and 1 or 2 boxes to châteaux with equestrian facilities for large numbers of horses.

How do you choose an equestrian property?

The choice of your equestrian property must meet your objectives. 

In addition to the usual criteria when looking for a home, you'll need to pay attention to the surface area available for your horses (1,500 m² minimum for the course per horse), the distance between these plots, the facilities (stables) and the various amenities. 

The general environment of the property is also important in terms of whether you will be able to take advantage of nearby bridle paths and the services of equine vets. 

The quality of the soil is another important criterion to enable you to produce fodder to feed your horses. 

A watering place is a real plus, as a horse can drink up to 50 litres a day.

How much does an equestrian property cost?

The sale price of equestrian properties varies from less than €200,000 to several million euros.

You'll find both small properties with less than 1 hectare of land and 1 or 2 stalls and prestigious estates (châteaux, manor houses, etc.) comprising a beautiful home with character, a large area of land and luxurious facilities for the horses.
