As every year, we update our articles on the sale prices of farmland and meadows in the Centre-Val de Loire region.

These figures have been provided since 2011 for vacant land and since 2012 for rented land.

The price of undeveloped land has fallen by 3.1% to €6,020/ha in Centre-Val de Loire in 2022. However, the figures vary widely from one département to another: +4% in Loiret, -3% in Indre, Indre-et-Loire and Eure-et-Loir, for example.

The price of rented land rose sharply by 6.8% to €2,650.

The volume of transactions and surface areas sold are also up (+1.4% and +2.2% respectively).

Data source : The data used in this article comes from statistics published by the SAFER relating to plots larger than 70 ares (7,000 m² or 0.70 hectare), which have been statistically processed by Agreste (the statistical department of the Ministry of Agriculture) and then published in the Journal Officiel in the Barème indicatif de la valeur vénale moyenne des terres agricoles en 2022.

As mentioned, these market prices are purely indicative and in no way oblige you to buy or sell at the rates indicated. If you look at the details of the minimum and maximum prices shown, you will see that prices generally vary widely. However, they should be taken into account to avoid any pre-emption with a price revision by SAFER.

Farmland sale prices by department in the Centre-Val de Loire region

Reading these statistics at the level of each département in the Centre-Val de Loire region provides a more accurate picture. Prices are grouped by small agricultural region, with an average price and minimum and maximum prices. 

The agricultural regions in each département correspond to areas with common characteristics, making it possible to produce consistent statistics based on homogeneous data.

The sale price of vacant farmland

The statistics on the sale price of vacant farmland in the départements of the Centre-Val de Loire region concern sales of land that is not rented on the day of the sale. The purchaser of the plots of land may then, subject to obtaining authorisation to farm under the Control of Structures, farm the land himself as part of a move to set up a farm, or lease it to a farmer.

The sale price of rented farmland

The statistics on the sale price of rented farmland in the départements of the Centre-Val de Loire region concern sales of rented land. The buyer may either be the farmer himself, or a landowner who will continue to rent the land to the farmer.

In some départements, the number of transactions involving this type of land is insufficient to provide reliable statistics.

The price of rented farmland is generally lower than the price of freehold land, with discounts varying greatly from one département and region to another, and can be as high as 30%.
