Between the Montagne Noire and the Pyrenees, a forest for sale in Aude may be a mountain fir wood, a beech wood, holm oak coppice or garrigue scattered with pines. In the south, the Pays de Sault and the upper Aude valley, around Belcaire, Espezel and Quillan, concentrate fir and beech, with genuine timber-producing woods. In the north, the Aude side of the Montagne Noire, topped by the Pic de Nore, carries beech woods and conifers. In between, the Corbières, the Razès and the Clape massif mostly offer holm oak, downy oak and pine on dry soils where vineyards are receding. This page presents the forest plots and wooded properties put up for sale in the department by private sellers, estate agents and notaires.
Further down, the price block compares what was paid for forests in Aude with Occitanie and France. To put these data into perspective over several years, read our analysis of forest sale prices in Occitanie. Below that you will find an overview of the department’s forests, the properties that sell there and the risks to weigh, from fire in the Corbières to the decline of fir.
According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Aude was €2,781/ha in 2025*, across 33 sales, with an average of €4,166/ha. That puts the department below the Occitanie median (€3,333/ha) and below the national median (€4,936/ha). Over the more robust 2020-2025 period, 198 sales give a median of €2,747/ha for a median plot size of 5.1 ha.

On the plateaus of the Pays de Sault, the high ground is dominated by fir and beech forest, broken by pastures that are gradually turning to woodland as livestock farming declines. The Fanges state forest, south of Quillan, mainly in the commune of Lapradelle-Puilaurens, is a well-known example: beech and fir form a mountain forest that neighbouring owners use as a benchmark. Private woods in the area, more fragmented, are among the department’s few true production forests.
The Montagne Noire, north of Carcassonne, combines beech woods and conifer plantations on its heights, with oak on the slopes of the Cabardès. The Corbières form a landscape of garrigue, pine woods and holm oak understorey, shaped by centuries of vines and grazing; Aleppo pine is colonising abandoned land there. Closer to the sea, the Clape massif, between Narbonne and the coast, mixes garrigue, pines and vineyards. These Mediterranean woods are valued mainly for amenity, hunting and firewood.
In the Pays de Sault and the upper valley, sales involve fir or beech woods ranging from a few hectares to a few dozen, bought for their timber, with close attention to access in mountain terrain. In the Corbières and the Razès, the typical property is wooded land of garrigue and holm oak, sometimes next to a vineyard or a farmhouse, bought for peace and quiet, firewood or boar hunting. In the Montagne Noire, planted conifers attract buyers more focused on production.
Wild boar, roe deer and red deer range across the massifs, and isard (Pyrenean chamois) live on the Pyrenean heights in the south of the department; properties sold mainly for hunting are shown on our page of hunting estates for sale in Aude. Coastal lagoons such as the Étang de Bages-Sigean belong to another world altogether; private ponds, rare inland, are listed under lakes and ponds for sale in Aude.
In the Corbières and the Clape, fire is the primary risk. These massifs have seen very large fires, including recently, and a burnt plot loses its forest value for a long time. Ask the town hall about past fires, about fire-defence tracks crossing the land and about the legal brush-clearance obligations: around a building in an exposed area they fall on the owner, sometimes on the neighbouring plot. Where a commune has a forest-fire risk prevention plan, it may also rule out any new building.
In the mountains, examine the health of the fir stands: on the lowest and driest sites, fir suffers from repeated droughts, and reddening needles or dead tops often herald sanitation fellings. Extraction on steep slopes, sometimes by cable, adds to harvesting costs: build it into your valuation. For a wood under 4 ha, neighbouring forest owners must have been given the chance to use their right of first refusal, and from 20 ha upwards an approved management plan (plan simple de gestion) is required.
